In Japan, the rental process includes some unique financial practices that can be unfamiliar to foreigners. Here’s what you need to know about the key payments involved, ensuring you're fully prepared before signing your rental contract.
SHIKI-KIN
RENTAL DEPOSIT
The shiki-kin is a refundable security deposit, generally equivalent to one to two months' rent. It's designed to cover potential damages to the property. You'll receive this deposit back at the end of your tenancy, assuming the property is in good condition.
REI-KIN
KEY MONEY
Rei-kin, also known as key money, is a non-refundable fee paid directly to the landlord. Traditionally equivalent to one to two months' rent, this fee is more prevalent in desirable areas and is less commonly requested in properties that market specifically to foreigners.
Guarantee Company Fee
For tenants who cannot provide a personal guarantor, many landlords require the use of a guarantor company. This service guarantees your rent in case of non-payment and typically costs between 50% to 100% of one month’s rent. Using a guarantor company simplifies the approval process, making it easier for you to secure your rental.
